Unit Mix With Rv And Boat Storage

How Easy Is It to Start Boat & RV Storage from Vacant Land

The right unit mix for your RV and boat storage facility depends on your specific market. Generally speaking, you can maximize space by offering more rows of open and covered spaces than large, enclosed units. If you can, build in phases to verify youre using the right unit mix.

Traditional self-storage owners often add RV and boat storage units to their existing facility to attract new customers without the expense of building an entirely new facility. When adding these units to your facility, consider ways to maximize your existing space. For example, adding RV and boat units near driveway intersections or at the ends of buildings can help you create large spaces without building extra-wide units.

The Epic History Of Rv And Boat Storage Its Exciting

RV and Boat Storage Facility, a Hot Commodity!

As we look back on storage as a whole 20 years ago, self-storage rental prices for the Western US were in the range of $65.66 a month for a 10×10 in 2021, 10×10 pricing was in the range of $162.42. Construction costs have risen for self-storage from the range of $30 per foot in 2001 to $90 per foot in 2021.

What does this mean in relation to RV and Boat Storage facilities?

In times past, RV and Boat storage stalls were typically in self-storage facilities that had extra land and just stored open RVs until they built out their self-storage facilities. Today, RV and Boat storage facilities are being built stand-alone, with the number of canopy units exceeding 500 to 800 units in a single facility. Rental rates for the canopy stalls are running from $0.55 per foot to upwards of $0.92 in deep urban markets.

What Is A Feasibility Study

A feasibility study is done by an expert in the field, often involved in commercial property of their own. They study the market in your area within a specific timeframe, for example 15 months. Then they take all of the knowledge they already have about the habit patterns of owners of RVs, boats and trailers and see what theyre willing to pay for spaces that are currently in the market or need to be.

So, the first part of the feasibility study looked at Chris facility and his portion of that market. The second part examined how much is needed right now, even with COVID. It then combined his percentage of the market with the demand for spaces giving the number of units for his expansion. So, a feasibility study is whats out there now, whats needed and what your proportional take on it is, should you decide to expand.

Cost of Additional Spaces

Working with an engineer, Chris plans to add 105 spaces spread out in eight buildings which will cost him $1.7 million. That includes all the upfront costs, studies, and the engineering. The bank that financed the RV Storage facility originally with an SBA-guaranteed loan granted him another SBA-guaranteed loan that was 100% financed. So, after producing a feasibility study that showed that the expansion can fit the market, the bank agreed to pay for the entire expansion project.

Additional cashflow and Increased Value with Expansion

Additional cashflow: $283,000 a year.

Should You Buy An Existing Self

RV TRAVEL TRALIER BOAT STORAGE& PARKING SPACE for Sale in Riverside, CA ...

In terms of buying an existing facility, prices are all over the map, just as the self-storage facilities themselves are. As you might expect, an existing self-storage facility in New York City, NY, likely will go for tens of millions of dollars, whereas an existing facility in rural Iowa likely can be purchased for less than $1 million.

A spot analysis of storage facilities for sale in March 2019 found that asking prices generally ranged from $1 million to $10 million per facility. Some facilities on the market also were bundled for sale as a single portfolio.

Unless youre a licensed real estate professional, its wise to hire an experienced self-storage broker to help you find and eventually buy a facility. A seasoned broker knows the market and knows how to negotiate the price.

If youre going to be running the facility, you, of course, will want to buy a facility in the region where you live. But if youll be handing over operations to a third-party management company, then it doesnt necessarily matter where the facility is. Just be sure you and your broker have a good grasp of the local market.

Boat And Rv Storage Facility Development Considerations

Investing in Boat & RV Storage – The Good The Bad The Ugly

When youre developing a site for RV and boat storage, youll need to account for several unique features, including:

  • Extra space: Youll need significantly more room for RV and boat storage than you would for traditional self-storage units. Besides the units themselves, youll also need driveways that are at least 50-feet wide to back the vehicles in and out of their spaces.
  • Safety features: Use bollards to create a protective perimeter and visual guide for tenants maneuvering their RVs and boats around your facility. Consider adding more security cameras, fences, gates and lighting to make your facility more secure, especially if you have a lot of open units.
  • Driveways: Most RV and boat storage driveways are made of asphalt. Gravel is an inexpensive option, but it can be dusty and may be prohibited in certain locations.
  • Electricity: RV and boat storage units with electricity are extremely attractive to customers who need to charge their batteries.
  • Amenities: RV and boat owners may also appreciate amenities like a water supply, compressed air and a dump station.

Words Of Encouragement From Chris

Definitely put your money in commercial property. I had a bunch of money in my 401k from my company and I started looking at Peter’s stuff and thinking, ” I could make more money and have a better retirement,” which has all blossomed. What Peter says about the advantage of commercial property over and above every other type of investment in our country is true. And it’s the most protected tax entity by the federal government. You have the most favorable tax laws for investments.

I am looking for another RV storage in Florida because this one has been such a wonderful experience and so much simpler. Get a great mentor, like Peter, he’s the bestdo what Peter says and you will be successful. You’re going to have lots of fun and increase your wealth in a great way. And you will be employing a ton of people who work at your facilitiesthe tentacles go out in great ways all over the community because of the business interchange and the business connections.

What Do I Do Now Wanting To Get Into Boat And Rv Storage

I have a lot on my mind and a lot of questions, but I’m going to try to get to the point as quickly as possible. I am new to investing and I’m still trying to figure out exactly what I want to do. I have a pretty good idea, but I’m still not to a point where I feel I’m ready to dive in just yet. So here I go, I hope this doesn’t turn out too too long.

I currently own one SFR as an investment property . I have roughly $40k in equity in this property and it is currently in the second year of a two year lease. This was my first primary residence which I decided to keep as a rental property after scaling up due to a growing family. However, I think I’ve decided that landlording may not be the best route for me.

I also have a $20k retirement account from a previous employer that, even though it’s gaining 7% annually, I feel could be put to better use. Those are my main assets in play here, with the retirement account being the first primary source of capital.

Through investing, my goal is to generate enough passive income to replace the majority or all of my current pay, which would then allow me to effectively retire from the rat race and focus on my own entrepreneurial goals instead of someone else’s. I realize that this is a business and is not 100% hands off, but I am willing to put in the work to make this happen.

Should You Build A Self

Self Storage Little Havana Miami, FL: A+ Storage

This should come as no surprise, but location also plays a big part in the cost of building a new facility. You might be able to put up a single-story, 40,000-square-foot self-storage development in a small town for $1 million or less, whereas a two-story, 80,000-square-foot facility in a more urban setting could set you back $6 million. Keep in mind that these are rough estimates.

As a rule of thumb, you can expect to spend anywhere from $25 to $75 per square foot on new construction. However, thats merely an approximate range. Again, the location of the facility including the cost of the land will dictate the price tag for construction.

Here are some statistics to keep in mind if youre developing a self-storage facility:

  • Facilities range from 10,000 square feet to 100,000 square feet or more.
  • The average self-storage facility encompasses 46,000 net rentable square feet .
  • A facility typically covers 2.5 to 5 acres.

What follows are six things to take into account when youre building storage units:

  • What will the mix of units be? If the facility is in a trade area thats populated predominantly by apartment renters, then you might want to include more small units, such as 5×5 or 5×10. But if the residents of the trade area are mostly homeowners, more 10×10 and 10×20 units might be in order.
  • Aside from what the facility will look like, another key factor is zoning and entitlement.

All of that being said, keep two things in mind:

How The Boat And Rv Storage Business Will Be Started

    Step1: Planning the Feasibility

The first thing that needs to be done to start this RV storage franchise is to conduct a survey of the market and make a feasibility for the business. Jack did that and has come to the conclusion that the business can, indeed, be feasible. This is because there are thousands of RVs in the area and not even one dependable parking and storage facility for them.

    Step2: Making a Name

As RVs are quite expensive, people need to have a name that they can trust if they want to store them. For that reason, the next step in starting the business will be to establish a name for the business. Jack will get the business registered and insured to make sure people can rely on them.

    Step3: Establishing the Business

Once the business has a name, the next thing to do would be to actually establish the physical presence of the business. This will be done by buying or leasing a large plot of land and building a fence around it. The land will be acquired just out of the city so that it is cheap to buy but still easily reachable for the customers.

    Step4: Going Online

As people look for everything on the internet, Jack RV Storage has to have an online presence. For that, a website will be setup where people can come and explore the business. It will provide complete information about what services the business offers and what is the pricing structure.

    Step5: Promotion and Marketing

When Youre About To Store Your Boat

If youre planning to store your boat in a self-storage facility, here are some important to-dos to keep in mind when you get there:

    • If you dont already have a boat cover over your boat at this point, cover it up to protect it during storage from dirt, dust and sunlight
    • Close any openings like doors and windows
    • Dont forget to visit the facility to check on your boat periodically for the storage duration
    • For additional security, you can install locks on the engine and wheels

    Bellomy Brokers Sale Of 256

MAGNOLIA, TEXAS Bellomy & Co. has brokered the sale of Bear Branch Boat & RV Storage, a facility situated on 6.1 acres in Magnolia, about 45 miles northwest of Houston. The property, which was 98 percent occupied at the time of sale, features 256 enclosed and partially opened boat and RV units totaling 96,810 net rentable square feet. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the buyer, Houston-based Copra Holdings LLC. Craig Rice of CSD Realty represented the locally based seller.

How To Start A Storage Facility

    RV and Boat Storage
  • To begin, a property must be found to buy or rent. The population of the area must be considered, as well as the proximity to a recreational area. If a recreational area is near and it is a popular area for tourists, take that into consideration as people who spend a lot of time at that spot may want to store their boat there during the off season. The land you choose needs adequate storage spaces that leave room for owners to park and hitch or unhitch their vehicles without fear of causing damage to someone elses property. This property should also be the most affordable for the owner. Shop around for this parcel of land to get the best location at the best price.
  • Since the property will need to be completely fenced in and store large vehicles, city ordinances will need to be researched. If the land is not zoned for commercial use or for your particular plans, legal problems could close the business before it starts. Also, obtain any permits needed and tax certificates as applicable in the city or state you are in. Offering customers covered parking will raise profits so make sure the proper building permits and inspections are planned.
  • Research what other storage companies are charging for their services and if you cannot price below them, offer incentives such as vehicle washing or dum ping services. Continuously monitor the newest innovations in security and keep up with trends. Customers will greatly appreciate any extra security you can offer.
